When Are The Live Classes
As you may know, I’m likely Airbnb’s number one guest, having been living consistently in Airbnb’s since 2017 (nearing 3,000 nights). I spend my time in Latin America (mainly), Southeast Asia, and Eastern Europe, with the occasional trip to Africa or the Eurozone. While the classes will always be on Wednesday mornings, the exact time will vary depending on your time zone. You can figure out where I am by looking at the footer of my website (see below) or my email signature, which shows my following destination. Each class is 45 minutes.

How Much Does The Pricing Power Hour Cost
The price increases in proportion to the number of members. This ensures the class is manageable for me and valuable for you. How do I cancel?

Will your Airbnb pricing strategy work in my market?
Yes. I say that with 99% confidence. I personally price listings in many markets around the world. I review pricing for a variety of listings every day, across various global markets, during consultation calls and Super Host Listing Optimizations. I have never come across a listing that didn’t need only slight adjustments (mainly with a customization or two) to my pricing strategy.
I use Booking.com, VRBO, [any other short-term rental booking platform]. Will it work?
Yes. My pricing strategy is based on occupancy, a known number. So, if you have occupancy and are a short-term rental, my strategy will work on all the short-term rental platforms. As you increase your minimum nights, my strategy becomes less effective. If you have a 7+ night minimum without orphan night customizations, then you should not join my Airbnb pricing course.
I use Wheelhouse, Beyond Pricing, Airbnb’s Smart Pricing, or a dynamic pricing tool included in my PMS. Should I join?
While my strategy will work in all of these instances, you may need to do some extra work on your end to determine the names of the customizations in your dynamic pricing tool. It’s possible that PriceLabs, the tool I use, offers customization options that your preferred tool does not. If you’re using Wheelhouse, Beyond Pricing, or any other tool dedicated to dynamic pricing, you’re okay, except for Airbnb’s Smart Pricing (please stop using it and turn it off). The dynamic pricing tool included in your PMS (no matter what PMS) is trash, although probably not as bad as Airbnb’s Smart Pricing. In either case, turn them off and use a tool dedicated to the fine art and science of intelligent pricing.

Will it really be worth my time and money?
If my pricing strategy can raise your occupancy OR nightly rate by 20%, here’s what you can expect over the next year if your listing’s ADR (average daily rate) is:
👉 $100/night = $7,300
👉 $250/night = $18,250
My strategy is designed to increase BOTH occupancy and nightly rate a minimum of 20%. Here’s how that would look if your listing’s ADR is:
👉 $100/night = $13,140
👉 $250/night = $32,850
For those who want to see my mathing, see below:
If:
- my occupancy was ~60% over the past year and
- my nightly rate was ~$150, and
- I knew I could improve both my occupancy and pricing by 20%
Then I would:
- rent an additional 73 nights (80% occupancy instead of 60%)
- at an additional $30 per night ($150 current nightly rate * 120% expected increase)
This equals $13,140 (73 nights extra * $180) plus $6,570 (219 original nights at $30 more per night) for a total of $19,710 extra if last year I earned ~$33,000 with market average rates and occupancy.
If your nightly rate was $75 and your annual income was ~$16,500, you would earn $9,855 more.
If your nightly rate was $225 and your annual income was ~$50,000, you would earn $29,000 more.
