The Pros: It couldn’t be easier. There are only four questions.
The Cons: As this is an estimate, it is most valuable for an average listing in an average area. If you’re a budget listing, you will be at the lower end, if not lower. If you have a luxurious space, then you’ll be at the upper end, if not higher. I have consciously made the estimates conservatively.
The Note: The number given is annual so divide by 12 to get your monthly estimate.

For example, if you own an apartment in Munich or Frankfort in Germany, you can charge a lot more for your space during the weeks of Oktoberfest.
Capacity: This is an obvious one but you may not have considered how to maximize your earnings to the fullest extent. If you have a 2 bedroom property, consider adding a sofa-couch in an extra room to be able to increase the price you charge for a one night stay.
Outdoor Space: One of the benefits of renting an Airbnb property is the chance to enjoy a city or country as if it is your own home. A hotel offers amenities but rarely offers your own outdoor space in which to make yourself at home. You can charge a lot more, per night, for your property if you have outdoor space to swim, grill or just relax.
